<p>Monthly house price inflation grew 0.9 per cent in January, bringing the average house price in England and Wales to 174,827, official figures show.</p>
<p>Since January 2006, the average house price has gone up 7.7 per cent and is the first time since May 2005 that annual price growth of greater than seven per cent over two consecutive months has occurred, according to the Land Registry.</p>
<p>Over the course of the year, the price of detached properties rose 8.4 per cent, while semi-detached and terraced homes both saw above-average price hikes of 7.9 per cent. However, flats and maisonettes saw below-average rises of 6.6 per cent each.</p>
<p>The data also reveals that annual growth in London is well above the national average and was at 9.9 per cent in January.</p>
<p>"London can be seen along side Yorkshire and the Humber and the south-east as the most consistent drivers behind recent national house price growth," the Land Registry stated.</p>
<p>According to Hometrack, house prices went up 0.7 per cent in February, with the average house price in England and Wales rising to 172,000.</p>
<p>Revised figures from the British Bankers' Association (BBA) have revealed that gross mortgage lending in January rose significantly over the year, although it was down on December's data.</p>
<p>The findings show that gross lending totalled 16.6 billion in January, which is 15 per cent more than the previous January figure of 14.5 billion. However, the figure was much lower than the 18.1 billion reported in December.</p>
<p>Underlying net mortgage lending grew by 5.6 billion, compared with December's increase of 5.7 billion. Annual growth in net mortgage lending now stands at 14 per cent.</p>
<p>David Dooks, BBA director of statistics, said: "January saw a continued stable demand for mortgages. Actual borrowing on mortgages remains strong compared with this time last year, so the impact of higher interest rates has yet to feature."</p>
<p>The figures also show there was an underlying total of 141,200 mortgage approvals, with the average loan approved for house purchase valued at 146,700 16 per cent higher than a year earlier.</p>
<p>According to the Council of Mortgage Lenders, gross lending hit a record January high of 26.8 billion, which is a rise of 16 per cent on the previous January figure of 23 billion.</p>

<p>It used to be that you would have a hard time trying to get a loan for a mobile home. But with the number of owners increasing and the quality of the homes getting better, it is not as difficult to obtain financing as it used to be.</p>
<p>However, if you are trying to get refinancing for your mobile home, you may still find it difficult to obtain a loan. There are still a lot of options available for the resourceful home owner if you are willing to look a little deeper.</p>
<p>One of the best options available is if you own the land that your home is located on. Banks are more willing to refinance your mobile home and land than just the home by itself. The lenders typically view a manufactured home as an asset that will decrease in value whereas land generally is viewed as an asset that will increase in value.</p>
<p>This is not to say that you cannot get refinancing if you happen to live in a mobile home park, it is just easier to obtain if you happen to own the land along with the home.</p>
<p>The first thing is to get an appraisal of your land, both with and without the manufactured home. If the land in free and clear, you can usually get 100% of the appraised value. If you still owe money on the land, then the amount you can borrow will be reduced.</p>
<p>Lenders are usually ready to process your loan if you use your land as collateral. They will want to see your title, or loan documents. They will also need to have a current appraisal. They may accept yours if it is current, but usually they will conduct their own.</p>
<p>If you own a lot of land, you may want to do a lot split before taking out a second mortgage. This way only one acre is tied up with the loan. Then, if something were to happen, only that one acre is affected, not the rest of your property.</p>
<p>One final word of caution: It may be tempting to take out a second mortgage or refinance your mobile home and land, but take care not to overextend yourself. You could end up in serious financial trouble and end up losing your home and your land.</p>

<p>A mortgage loan used to buy land instead of a structural building is called land mortgage. The intention of the buyer is to develop the cleared area or they can build a structure on that area as well.</p>
<p>A bank's point of view of land mortgage is however entirely different from a structure mortgage for the simple reason that land is considered as a less secured investment. This is because the land is left empty handed if default is done on an area as it is much tougher to resell this resource. Banks sometimes ask for a higher down payment in the case of a land mortgage of the sale price so that the buyer's substantial share of equity is ensured in the purchased land. In some cases, the borrower has to show property at other locations in support of a land mortgage. It is also assumed that in a land mortgage additional things will be done on a particular area or property so that the property can fetch some returns for the owner. Sometimes, the banks inspect the property and also ask for certificates so that he is not at risk if a structure is built on it. It's the banks duty to ensure that water, sewerage and other facilities are also made available on the particular property. Suppose the buyer is not able to provide the required certificates than the land mortgage doesn't take place. Since open land can call for certain liabilities such as people getting injured can ask for damages, therefore the bank might ask for fencing of the property in order to restrain the trespassers from entering the property.</p>
<p>The main advantages of a land mortgage are that an open property is cheaper than a property with a structure hence remarkable investments are required to get the property usable. A person purchasing an open property can build a structure as per his desire. In case a person decides to purchase a property merely for an investment than it is easier to purchase in cash instead of settling for a land mortgage. Land which is to be used for agriculture is also purchased in cash as the returns from land aren't very high so the land mortgage can be justified. Organizations buying this resource to keep open space and parks are also forced to do purchase by cash as banks are reluctant to mortgage land which is to be left bare.</p>

<p>A house acquired from an auction assures the winning bidder that he is the legitimate owner of the property. Unlike buying from a bank or directly from the homeowner, the law does not allow other bids to be entertained once the gavel has been put down and a winner has been declared. Even if the offer that comes after the bidding is better than the winning one, sellers are not allowed to entertain them and they are legally bound to follow this rule.<span id="more-144"></span></p>
<p>Acquiring a house from home foreclosures auctions also offers a quick process that could be finished by the end of the auction day. Winning bidders are usually given 90 days to close the deal, but paperwork and details should already have been worked out by the end of the bidding day so all the buyer needs to do is provide the complete purchase price within that 90-day grace period.</p>
<p>What Buyers Should Watch Out For</p>
<p>One worry that buyers should concern themselves with is the amount of money that they need to take with them when participating at an auction. Most auctions require the winning bidder to shell out 10% of the full price right after being declared the winner. In addition, auction house fees, closing costs and other expenses are also required right after the bidding war. The money should be in cash or in cashier's checks and no excuses will be accepted for such cases.</p>
<p>In some states of the U.S., the requirement is not just 10%. Some auctions call for bidders to have the full amount of their highest bid with them before they are allowed to even participate in the bidding contest.</p>
<p>Buyers who prefer home foreclosures auctions can get a lot of good bargains from these events, but they should have enough financial resources since having the money on hand during the bidding is a must for this type of foreclosure buying.</p>

<p>If you are considering signing a mortgage on manufactured home, do not sign the papers until you have thoroughly worked out the issue of land to put your home on. You should never accept a mortgage without knowing for sure where you want the home to sit, and that it is legal for it to be there.</p>
<p>Your options for obtaining land will be to rent property owned by someone else, buy land, or to take package deal, which includes the mortgage on the land and the manufactured home. Each of these arrangements has their own set of circumstances to consider.</p>
<p><b>Renting Land</b></p>
<p>If you are going to live in a community of manufactured homes, you need to run this by your mortgage lender first. Many lenders will not allow you to put a home which they finance, on rented property. This is because the risk is high that you will, at some point, be required to move away from the land.</p>
<p>Most manufactured homes today have permanent foundations that cannot be picked up and moved. If you are asked to leave the land you are renting, there is a serious problem with the home. Many homes in this circumstance are merely abandoned, leaving the bad debt on the lender.</p>
<p>Even if you do find a lender willing to allow the home to go onto rented property, it is advised that you check into other options. You will not be able to have your home on a permanent foundation if you opt to move it into a community where land is rented out and it will limit your chances of selling the home in the future since buyers will be limited to getting loans from lenders that will approve a home on temporary foundation and on rented land.</p>
<p><b>Buying Land </b></p>
<p>Unless you can afford to outright pay for your land, you will have to take out a second loan in order to pay for it. While this should not be an issue with your mortgage lender, you must make sure that you can secure the loan for the land and that you can afford to pay back that loan and your mortgage simultaneously. The interest on both loans could very well leave you paying more than if you bought a conventional home.</p>
<p><b>Land/Home Package Deal </b></p>

			<content:encoded><![CDATA[<p>Some people don't believe there is any Desert Land Still Available For FREE.<br />
They are wrong.  There is still some available.</p>
<p>Certain restrictions do apply.  For example:  You must be a resident in one of these states where the desert land is available ... Arizona, Nevada, California, Colorado, Idaho, Montana, New Mexico, North Dakota, South Dakota, Utah, Washington, or Wyoming. No State residency is required in the State of Nevada</p>
<p>The Desert Land Act was passed specifically to encourage the economic development of arid and semi-arid public lands of the Western United States.  You may apply for one or more tracts of land totaling no more than 320 acres.  Individuals may apply for a desert-land entry to reclaim, irrigate, and cultivate arid and semiarid public lands.</p>
<p>You'd better take note before heading off across the landscape, most of the suitable lands for agricultural development have already been placed into private ownership. The remaining acres are managed for multiple uses. There is fierce competition among users for these public lands. Along with the problems of finding suitable public land, you can expect to find limited water available for irrigation, and an extremely high cost of development.  On top of that, it is extremely difficult to acquire a desert land entry.  But, and this is a big but, you can turn the land into very high cash value property.  Just for an example, worhtless land I walked over as a child was worth thousands of dollars per acre by the time I was grown.  What made the difference?  It was mostly natural population expansion and highways coming through.</p>
<p>There are other ways to improve the land.. #1, cash crops that thrive in the desert, like the jo-joba bean plant.  Then there are plants that should be cash crops like your mesquite beans and cactus pears.  Given just a tad of water in dry years mesquite beans are sweet and delicious.  In two years out of five the tree doesn't even need the tad of water.  Cactus pears and cactus pads are becoming more acceptable to American palates all the time.  #2, Get your land first, then you could be the one that convinces Congress to pipe ocean water back up along the Gila River Bed and create ocean front property all along the way with dams like the one at Painted Rock.  With huge surges of population growth in the States of Utah, Idaho and Montana Congress could see the wisdom of diverting streams of fresh water down into areas now called arid.  The only railroad left in the United States that is making a profit is the Union Pacific.  By issuing contracts for trainloads of ice to be delivered to reservoirs in these regions.  Where could the ice come from?  Tugging ice bergs to Washington and Oregon for loading.  When you import water into the area in front of the Rocky Mountains Congress will increase the flow of rain and moisture in this area.</p>
<p>Before you can claim any of these lands you must prove they are unreserved, unappropriated, non-mineral, non-timber, AND incapable of producing an agricultural crop without irrigation.  There is an addendum to that criteria.. the lands you want must be The lands must be more suitable for agricultural purposes than for any other. Boy, what a tall order.  But I've had friends do it and they cvouldn't be happier.  After you find them, these properties must be surveyed.  If you get more than one tract of land they must be sufficiently close to each other that the BLM will be foreced to believe you can manage tgen satisfactorily as an economic unit.</p>
<p>To apply for your land you must be a citizen of the United States or at least have declared your intention to become a citizen. Being an illegal alien is not good enough at this time.  Oh yes, you must also be more than 20 years old.</p>
<p>The BLM estimates that a 320-acre tract of land will cost you in excess of $250,000 to construct the irrigation system and prepare the land for cultivation.  That's because they are thinking too big.  The government thinks square fields -- I invite you to think about farming within the natural barriers the land provides.  It is said that a tourist looks at the (desert) scene and sees what is left while a geologist sees that scene and studies what is gone.</p>
<p>I want you to look for pressure points where the lay of the land tries to rise, and strategic points where the flow wants to escape and just a little effort can make a major difference.  If you think NATURAL PLATEAU farming you can take a dozer in there and follow the contours of the land to produce plateaus of small acreage, five acres here, twenty there -- that with just a little bit of earth moving can be prepared to produce a crop on a plateau. Those plateaus don't have to be the same size, or even go in the same direction either.  The last piece of land I leveled this way was only 19 acres altogether and it had huge ravines running through it in every direction.  Using a dozer and pulling a land plane(TM) behind me I leveled that ground to farmable smoothness in less than one day, but it was in three plateaus which fed each other and the last plateau drained to the middle and ran out from the middle between plateaus three and one.  No, it wasn't conventional, but it worked.</p>
<p>Remember too that the term "agriculture" includes animal husbandry.  Instead of bringing in holsteins or thoroughbreds, bring in MINIATURE horses, miniature donkeys and even goats.  These can be easy maintenance, high value "crops."  Again, look for strategic points where the flow wants to escape and with just a little effort you can dam up natural outlets to create your own reservoirs for your stock, and you will only need to haul in minimum amount of hay and water to sustain your animals.</p>
<p>After you have found lands that you feel can be economically developed you'll have to determine the legal land description. Then you contact the BLM State Office where the lands are located and have them verify that the lands are available for desert land application. Next you must acquire an application from the State Office and also find out which BLM District administers the lands.</p>
<p>The application form you want to use is No. 2520-1. Two copies are required. File your application with the administering BLM District Office.</p>
<p>In the application you will include the description of the lands. You must include evidence of your legal right to the use of any water for irrigation. That means you must secure a permit from the State Department of Water Administration to explain where your water is coming from. You must include a detailed description of soil characteristics, irrigation requirements, and economic feasibility.</p>
<p>Here's the worst part of it. You must include full disclosure of your plans, arrangements--financial and otherwise--pertaining to the development and operation of your desert-land entry.  Your application must be accompanied by a non-refundable fee of $15.00 and a partial payment of 25 cents per acre.</p>
<p>The BLM will approve your application if it decides the lands are classified suitable for desert-land entry. The BLM will reject your application if it decides the lands are classified unsuitable for desert-land entry.</p>
<p>After your application is approved you have four years to develop an adequate water supply to reclaim, irrigate, and cultivate all of the lands. At least one eighth of the land applied for must be properly cultivated and irrigated by the end of those four years.  Each year for three years from the date your application is approved, you must account for the money you spend on improvements to reclaim, irrigate, and cultivate the lands.</p>
<p>You must submit statements of two credible witnesses who can testify to the expenditures made for improvements on your desert-land entry during the preceding year. You must submit itemized statements showing the manner in which the expenditures were made. At the end of the third year you must submit a map or plan showing the character and extent of the improvements placed on the desert-land entry.</p>
<p>Under no normal circumstances will the BLM extend your time to meet the annual proof of compliance. To wit: the BLM will cancel your entry.</p>
<p>There is an out for some of these problems; a group of applicants can band together to develop a common water delivery system and share in the cost of a common water delivery system to reclaim the land parcels.  The group as a whole must show that each individual desert-land entry involved in a group proposal is economically and physically feasible.</p>
<p>Before you get your title the BLM will conduct an on-site examination of your desert-land entry to determine whether the requirements of the act have been met.  If you meet the final proof requirement, you will receive a patent from the BLM which delivers a completely legal title to the land tracts into your hands.  Your FREE land is now YOURS!</p>

<p>Buying houses with little or no money and no credit is not a myth. In fact, the process of using creative financing is exclusive to real estate investing and offers the buyer the maximum leverage possible - zero investment. So technically any profit the investor makes selling or renting the house is an infinite return on his capital ($0)! If there is a myth about using no money to buy a house, it is the myth that an investor must give the seller a monetary consideration to "seal the deal". This is a myth because all contracts read "for the sum of $___ dollars or other good and valuable consideration..." and in this case, the valuable consideration is always the purchase of the property. Hence, no good faith money is needed to put the house under contract. An escrow deposit or "earnest money" deposit may be required depending on the seller and the offer the buyer makes.<span id="more-118"></span></p>
<p>It sounds good so lets look at the most common ways to make it happen:</p>
<p>The seller signs a Purchase and Sale Agreement with the stipulation that an escrow deposit will not be made until after the inspection period elapses. If the investor makes a good case for the reason, he may be able to get a 60 day inspection. This may sound outrageous, but it is common practice in our business. It works because we ask for it and compromise to 30 - 45 days instead of the usual 10 or 15 days that most investors get. This extended period gives the investor adequate time to find a buyer either wholesale or retail.</p>
<p>The investor can use seller financing in a couple of forms:<br />
1.The most popular is "Subject To" financing where the seller allows an existing mortgage(s) to stay in place and the investor immediately starts making the monthly payments usually when the homeowner has vacated the property.</p>
<p>2.The homeowner allows a "Subject To" financing with his first mortgage and the buyer gives the seller a second mortgage for his equity for most of or the rest of the purchase price. This is appropriately called "Owner Financing" and can even be more than the purchase price if the seller agrees to help finance the funds needed for the investor s rehab of the property.</p>
<p>3.The seller can lease option the house to the buyer who has a pre-determined time to re-lease option the property to an end buyer. The investor collects a larger "option consideration" that the seller gets, and he charges a markup of the lease payments to have yet another profit center. Lease options have come under regulatory scrutiny for investor abuse so get professional legal assistance before you try one. The industry secret to a lease option with a buyer is to do a "double contract" which is a lease and an option separately, but do a single contract with the seller. The single contract accrues equity with each payment while the double contract is a true lease and the buyer can be easily evicted versus a foreclosure in the case of a single document.</p>
<p>4.An option contract is just what it sounds like "an option with a pre-agreed upon "strike price" or purchase price for a set period of time. The usual "financial consideration" to get an option from a seller is $100 or whatever can be negotiated. The beauty of the option contract is the investor doesn t have to have any carrying or overhead cost for the house.</p>
<p>5.An Equity Agreement is a contract between the seller and the investor that stipulates how the house is to be rehabbed and sold and the proceeds to be split among the seller and the investor. If you do one of these it is critical to have everything in very detailed writing so there is no misunderstanding between both parties.</p>
<p>In summary, the most popular of this partial list of purchase methods for little or no money and no credit is the "put it under contract for the longest possible time" and sell it wholesale. The really large profits come when the investor can work at getting at or near retail when he sells. The limiting factor for the investor is an accurate determination of all costs, expenses, and a salable market price so the house can be priced attractively enough to sell very quickly.</p>
